7 signs your water heater needs replacing

Most water heaters give plenty of warning before they fail. Here is what to watch for, and how to tell a repair from a replacement.

A water heater is one of those appliances nobody thinks about until the shower runs cold. The good news is that tank water heaters rarely die without warning. If you know the signs, you can plan a replacement on your schedule instead of dealing with a flooded garage or closet. Here are the seven we see most often on the Treasure Coast.

1. It is more than 10 years old

Age is the single best predictor. A typical tank water heater lasts around 8 to 12 years, and units on hard well water often fall at the low end of that range. You can usually find the manufacture date on the label on the side of the tank, sometimes coded into the serial number. If yours is past the ten-year mark, start planning, even if it seems to be working fine.

2. Rusty or discolored hot water

If rusty water comes only from the hot side, the inside of the tank may be corroding. Every tank has a sacrificial anode rod that corrodes instead of the steel tank. Once the rod is used up, the tank itself starts to rust. Rust from a tank is a sign the end is coming. Rust from both hot and cold taps points to something else, such as old galvanized pipe or iron in well water.

3. Rumbling, popping or banging

Minerals in water settle to the bottom of the tank as sediment. When the burner or lower element heats water trapped under that layer, it pops and rumbles. Sediment makes the heater work harder, wastes energy and overheats the bottom of the tank. Annual flushing helps, but once a tank is loud and heavily scaled, flushing rarely brings it back.

4. Water around the base

Moisture under the tank always deserves a closer look. Sometimes the cause is simple: a loose fitting, a dripping drain valve, or a temperature and pressure relief valve doing its job. But if water is coming from the tank itself, there is no repair. A leaking tank only gets worse, and in a closet or attic it can cause real damage. Turn off the water supply to the heater and call a plumber.

5. Not enough hot water, or it runs out fast

If showers turn lukewarm sooner than they used to, sediment may be taking up space in the tank, or a heating element or thermostat may be failing. On a younger heater, replacing an element or thermostat is often a reasonable repair. On an older one, it can be the first of several repairs in a row.

6. Corrosion at the connections

Look at the pipes on top of the heater and the valves around it. Green or white crust, rust on the jacket, or corroded fittings are common here, especially in garages near the coast where salt air gets in. Corroded fittings can usually be replaced, but heavy corrosion on the tank itself tells you it is near the end of its life.

7. Repairs are adding up

A good rule of thumb: if the heater is under about 8 years old and the problem is a part like an element, thermostat, gas valve or anode rod, repair it. If it is past 10 years and needs a significant repair, put that money toward a new unit instead. You will also get better efficiency and a fresh warranty.

Thinking ahead to your next water heater

Replacement is a good time to ask whether a like-for-like tank is still the best fit. Tankless and hybrid heat pump models both make sense for many Florida homes, but they have installation requirements that not every home meets. Our guide to tankless vs tank water heaters in Florida walks through the trade-offs.

Whatever you choose, a proper installation matters as much as the unit: correctly sized water and gas connections, a working relief valve and discharge line, a drain pan where required, and correct venting for gas models.
